What is an Energy Performance Certificate?
In the UK, an Energy Performance Certificate (EPC) is a legal requirement for residential properties whenever they are sold or rented. It provides information about the energy efficiency of a building, rating it on a scale from A (most efficient) to G (least efficient). The EPC will also includes recommendations for improving energy efficiency and reducing energy costs.
EPC's are valid for 10 years, after which they need to be renewed.
What are the components?
Key components of an EPC include:
Energy Efficiency Rating - This indicates how energy efficient the property is, with ratings ranging from A (highly efficient) to G (least efficient). The rating is based on factors such as insulation, heating systems, and lighting.
Environmental Impact Rating - This measures the property's impact, ranging from A to G, on the environment in terms of carbon dioxide emissions.
Recommendations - The EPC includes recommendations for improving the property's energy efficiency, along with estimates of potential cost savings.
Property Details - The certificate includes details about the property, such as its address, type of construction, and heating systems.
